Do you offer free valuations/appraisals?

We offer free appraisals on your property allowing you to decide how much you could realise on your house if you wished to sell it. In addition our independent financial advisers can help you obtain the cheapest mortgage to possibly enable you to be able to afford a more expensive house than you thought.

How much do you charge?

Our charges reflect the level of service we offer and depend on the vallue of your property and the types of service you choose. We find that our sellers are generally happy with our charges and usually manage to sell their property at a higher value than they hoped, covering all our charges.

Do you offer mortgage advice?

Whilst we ourselves do not offer mortgage advice we work with a panel of independent financial advisors who can usually offer mortgages to all our clients even those who normally have difficulty in obtaining a mortgage e.g. those with their own business, clients who have experienced financial difficulties in the past (including CCJ's) and those with a poor credit history. What hours do you work?

Our Sales Associates can be contacted seven days a week between 8am and 10pm. If they are not able to help you over the telephone they will be pleased to set up an appointment to discuss your needs.

Can you tell me about the area where I am looking for a house?

Our Sales Associates are each responsible for a small geographic area. As such they have an in-depth knowledge of that area including:-

  • Local Schools
  • Shopping facilities & shop owners
  • Sports & Social Clubs
  • Child Care facilities
  • Council structure and development plans for the area
  • Local services e.g. cleaning, ironing, gardening & property maintenance
  • Local transport

Naturally they will be pleased to discuss these with you.

What do you do that other agents don't?

We SELL houses !

Not that other estate agents don't sell houses - it's just that we use our Sales Associates in-depth knowledge of the area where the property is located - our associates only work a small geographic area - and MARKET your property - not just give out property details when requested.

In detail our Sales Associates will:-

  • Review their existing buyer database to see if your property matches their needs
  • Carefully mesasure your property and note it's features
  • Photograph your rooms to maximise it's selling potential
  • Prepare a detailed property specification sheet
  • Post & e-mail the property sheet to identified buyers whose needs reflect your property details
  • Compose an advertisement for the local press and internet site
  • Show potential buyers around your property on accompanied viewings
  • If agreed with yourselves, we'll advertise & hold an Open Day at your house
  • Agree a reporting schedule with you to keep you informed about progress with the sale
  • Report ALL offers to you verbally & in writing within 24 hours
  • Pursue solicitors after a sale has been agreed to ensure a satisfactory outcome
  • KEEP YOU INFORMED AT ALL TIMES !

When do I pay you?

Payment for all our services is made either on completion or 28 days after Exchange of Contracts.
This is normally done by your solicitor after they have received the proceeds of your sale.

Where do you advertise?

We advertise in the local press e.g Burnley Express , Nelson Leader & Colne Times
We also operate this, our own internet web site and depending on the property can also advertise in various publications such as Lancashire Life.

Where is your office?

Our office is located at the bottom of Manchester Road in the centre of the town.

How long does an appraisal / valuation take?

Although an appraisal only takes about 15 minutes of your time, our Sales Associates spend several hours researching the area where the property is to determine current prices, histories of sales of similar or comparable properties etc.,  so that when they come to your house they know the range of values of similar properties.

How long will it take to measure my house?

Obviously the size of your house has a bearing on the time taken, but generally speaking it normally takes 15 to 30 minutes to measure the rooms and note details of any special features such as living flame fires, limestone fireplaces, double glazing etc. We will also use this time to photograph all or a selection of the rooms and exterior.

Do you do accompanied viewings?

We normally ONLY do accompanied viewings. We are the experts at selling houses and recognise that most of our clients only sell a house every seven years whereas we sell on a daily basis !

Also we can discuss matters with the buyer that could be difficult for the vendor - eg. decoration, price, availability and many more, that we have the skills to respond positively to the buyer - ensuring a successful sale.

Do you do Open Days

If we feel that your house would benefit from having an Open Day, with our Sales Associate in attendance throughout the period, we shall discuss it with you and seek your approval before advertising the event.

What are Open Days?

Open Days are where we open your house to the general public for viewings. They are very popular in America and other European countries.

We agree a date with yourself, advertise the event in the local press and website and our Sales Assiociate will be on hand to receive visitors and demonstrate the features and benefits of your property.

Do you have a list of buyers?

Each of our Sales Associates maintains a list of potential buyers who have expessed an interest in properties in the area.

Whenever a new property is listed, it's details are passed  to each associate who reviews his list to see if a match can be found.

In the event of a match, the potential buyer is contacted, and, if the property is of interest, a viewing is arranged. Often we can find a buyer for your property even before the property is advertised in the local press.

Can you rent my house for me?

We operate a property rental service, details on request, that allows us to:-

  • find a tenant
  • find a tenant & carry out credit checks
  • find tenants, credit check & perform property maintenance on your behalf
  • prepare tenancy agreements and deal with problem tenants
